CCHOA Newsletter - ACC Do's & Don'ts
Alliance sends representatives out to drive the CCHOA streets to protect
YOUR property values. Most of their violation reports center around
unauthorized improvements, general yard maintenance issues, trash cans left
out several days after our Monday pick up dates, and a variety of other
issues (pet nuisances, trailers parked over 48 hours, fences in need of
repair, etc.) that detract from the beauty of our neighborhood.
If you plan on starting any construction projects, please submit an ACC
Improvement Request form to Alliance for prompt review by the ACC. Spring
is well underway. your yard will require much more attention than during our
short winter season. Make an effort to trim your trees and bushes, mow and
edge your grass regularly and maintain any other ground cover or flowerbeds
visible from the street. Trash cans should be promptly placed out of site
following the Monday afternoon pick-ups. If you are going to be away, ask a
neighbor to wheel in the can for you. Property values are our main concern.
I know you take pride in your home. After all, it is most likely your
largest monetary investment.
The fence construction costs, special assessment, and assessment administration fees were discussed by the Board, with the following results:
1. Approximate fence cost and bank fees: $80,000
2. $20,000 will be taken from reserves leaving $60,000 to finance from the special assessment.
3. Lu Fonteno of Alliance Management reported that there could be a $2.00/door charge added to the assessment. If home owners decide to pay the assessment by installment, there will be additional administrative charges of approximately $15.00.
4. To cover the line of credit costs, a fee of $15.00 will be added to the assessment.
5. The special assessment was calculated at $360.00 based on 175 homes. ($60,000/175 homes, plus $15.00 for line of credit fees, plus $2.00 for Alliance Management accounting fee.)
The Board Approved these issues unanimously.
