Annual Meeting

The 2005 CHOA annual meeting was held on November 30 at the Travis County Satellite office. Forty-six homeowners were represented at the meeting. Click the link to view the unapproved Minutes of the meeting. 

Fee Increase

The membership in attendance voted to increase the monthly assessment to $150.  Because of inflation and nonpayment of fees, over the past few years, the association has been running at a deficit and in three years would not be able to sustain itself.  We must face the fact that our month to month expenses for Chimneyhill have increased. While the increase in fees will not pay for major repairs (i.e. street resurfacing), it will help us to meet our monthly obligations.  During the next few months, we will be working on other methods to fund our desperately needed street resurfacing. 

ACC property review

Each year the ACC committee is responsible for a property review.  The members of the committee walk the neighborhood to review the condition of each townhome and then notify owners of needed repairs to maintain the integrity and property value of your neighborhood.  Many of you are doing a great job in maintaining the appearance of your property, but some owners have not done their part and it reflects on the entire neighborhood.   Once residents are notified of needed repairs, they must submit to CWM their timeline to complete the repairs.  The necessary form will be included in the notice to homeowners.  If you wish to make alterations to your unit, (i.e. change paint color) you MUST submit a Notice of Intent to Paint and/or Make Alteration(s).  We have a beautiful neighborhood and everyone should do their part to maintain the beauty.

Recreational Areas

The recreational areas of Chimneyhill consist of the hike and bike trail; the pool and area and cabana and common areas.  These areas are  private property and are for the enjoyment of residents of Chimneyhill.  If you encounter someone who is not a resident of Chimneyhill, you are within your right to ask them to leave or you may contact the sheriff's department and report someone trespassing.   While this is an ongoing problem, please make sure you know who your neighbors are before exercising your rights as a homeowner.  You are also asked to report any vandalism you might witness to the sheriff's office by calling 311 or CWM @ 258-8200, caused by a resident or non-resident.  We've spent thousands of dollars to repair damage caused by vandals.  Please help us reduce this cost by reporting vandalism.

Evidence of Insurability

Our DCC&R requires annual proof of insurability.  It is our duty to make sure you are protected in case there is an accident (e.i. fire/flood) from your neighbors unit.  All residents are required to submit a copy of their homeowner insurance policy to CWM.  Please help us avoid unnecessary costs by submitting your proof by the end of March 2006.

Pets (Got to Love'm, Got to control'm)

Recently we had an incident where a resident was frightened because of an owners dog off the leash.  While we would hope that all owners have taught their dog basic commands for interacting with humans and other pets, however sometimes this is not the case.  Please be aware that as a pet owner, YOU may be held responsible for any damage or injuries your pet might cause to property or another Chimneyhill resident.  All dogs should be on a leash when on Chimneyhill streets, however, dogs may be exercised off the leash in the open area around the hike and bike trail.
